Meet Your Home Inspector

You are invited to attend a walkthrough at the completion of the inspection, where I’ll review the main findings, answer questions, and help you better understand the home’s condition.

Review Your Home Inspection Report

A detailed, easy-to-read report with photos will typically be delivered within 24 hours of the inspection.

As an accredited home inspector, I’ll walk through the home with you, explain the findings in plain language, and share as much detail as you want to learn. Each inspection follows the Home Inspectors Association of British Columbia’s Scope of Inspection and is focused on helping you understand the home’s condition with confidence.

After the inspection, I’ll review the home’s overall condition with you, highlighting significant concerns, safety items, and maintenance considerations. All observations and recommendations will be clearly documented in an easy-to-read digital report with photos for reference.

Structural Systems

The inspection includes a review of the home’s main structural components for signs of damage, deterioration, moisture concerns, or structural issues.

Exterior

Exterior components including siding, trim, windows, doors, flashing, decks, steps, and drainage features are reviewed for condition, performance, and maintenance concerns.

Roofing

Roof coverings, flashings, penetrations, gutters, and drainage components are reviewed for signs of wear, damage, and potential water entry concerns.

Attic and Crawlspace

Attic and crawlspace areas are reviewed for insulation, ventilation, moisture concerns, and visible signs of structural or building performance issues.

Electrical Systems

The electrical system is reviewed, including the main panel, wiring, outlets, switches, and fixtures, for safety concerns and general operation.

Plumbing

Plumbing components including supply piping, drains, fixtures, water heaters, and visible plumbing connections are reviewed for leaks, function, and condition.

Doors, Windows & Interior

Interior finishes, doors, windows, stairs, railings, and other accessible living space components are reviewed for condition, operation, and safety concerns.

Appliances

Major appliances are operated when possible to check basic functionality.

Heating, Ventilation and Air Conditioning Systems

Heating and cooling equipment, ventilation systems, and associated controls are reviewed for operation, condition, and performance concerns.

Safety

The inspection includes a review of common safety-related concerns such as handrails, guardrails, smoke alarms, carbon monoxide alarms, and other visible hazards that may affect occupants.
