As a certified home inspector, I’ll walk through the home with you, sharing as much detail as you want to learn. My inspections follow the Home Inspectors Association of British Columbia’s Scope of Inspection for a thorough evaluation.

After the walk-through, I’ll review the home’s overall condition with you, highlighting urgent concerns and items to monitor for future maintenance. All findings will be clearly detailed in my easy-to-read Spectora report, delivered in HTML and/or PDF format with images for reference.

Structural Systems

Visible and accessible foundation walls and structural components such as rafters, trusses, joists, sub-flooring, and framing are inspected for cracking, settling, and water infiltration. Any issues that, in the inspector’s opinion, may pose a structural or safety concern are reported.

Exterior

Visible and accessible exterior components, including siding, trim, windows, doors, and flashing, are inspected for damage, deterioration, and water intrusion. Any issues that, in the inspector’s opinion, may affect the integrity or safety of the home are reported.

Roofing

Visible and accessible roofing components, including shingles, flashing, gutters, and vents, are inspected for damage, wear, and signs of water infiltration. Any issues that, in the inspector’s opinion, may compromise the roof’s integrity or safety are reported.

Attic and Crawlspace

Visible and accessible attic and crawlspace components, including insulation, ventilation, framing, and moisture conditions, are inspected for damage, water intrusion, and function. Any issues that, in the inspector’s opinion, may affect the structure or safety are reported.

Electrical Systems

Visible and accessible electrical components, including panels, wiring, outlets, and fixtures, are inspected for proper function, safety hazards, and signs of damage or deterioration. Any issues that, in the inspector’s opinion, may pose a safety risk are reported.

Plumbing

Visible and accessible plumbing components, including pipes, fixtures, drains, and water heaters, are inspected and tested for leaks, corrosion, function, and signs of damage. Any issues that, in the inspector’s opinion, may affect performance or safety are reported.

Doors, Windows & Interior

Visible and accessible interior components such as doors, windows, cabinets, floors, and stairs are inspected for proper function, damage, and safety concerns. Courtesy checks of appliances are also performed. Any issues that, in the inspector’s opinion, may affect performance or safety are reported.

Appliances

Heating, Ventilation and Air Conditioning Systems

Visible and accessible HVAC components, including the furnace, air conditioner, ductwork, and thermostats, are inspected and tested for operation, safety, and signs of damage or wear. Any issues that, in the inspector’s opinion, may affect performance or safety are reported.

SAFETY

The home is inspected for general safety hazards, including trip and fall risks, proper handrails, smoke and carbon monoxide detectors, and other factors that may impact occupant safety. Any concerns that, in the inspector’s opinion, pose a safety risk are reported.
